Buying a house is a fun and exciting thing to do, but it's also one of the most stressful things you may ever do. Not only will you be investing a small fortune into a new home, but you will want to make sure that it's in good shape. After all, the last thing you want is to end up with a money pit. Before you close on your home, you should get a home inspection done. Although a home inspection is another added expense, it's something that will help give you peace of mind. That way, you know exactly what you are getting yourself into. The Foundation

The foundation is the first thing that they lay when they are building a home, and it is what your home will stand on. If you have a weak or crumbling foundation, then it's something you will want to know about. The good thing about foundations, though, is that they can be repaired by a foundation repair specialist. Depending on the exact issue that's going on with your foundation, they may recommend a small repair like having it patched, or they may recommend that you have new foundation walls poured. Before you close on your house, call a foundation repair company and have them come and give you a bid. Then, you can take that bid back to the sellers and negotiate that price with them. 

The Roof

Once you have your foundation checked out, then you need to have your roof looked at. The average roof lasts at least 20 years, but it can start showing some serious signs of damage and aging a lot sooner than that. Have your inspector take a close look at the shingles. Are they in good shape? Are there leaks anywhere? These are all things that you can negotiate with your seller to have fixed before you move in. 

The HVAC System

HVAC systems are also something that can be really expensive. Have your home inspector run both the heating and the cooling system to make sure that there aren't any problems with them. If there are, see if they can fix them for you.
